The house is also just 10 minutes away from Old Town Alexandria.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
- You agree to be bound by our rental terms and conditions.
- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Minimum age requirement of primary person booking should be:
1. 22 years old for out of town guests
2. 25 years old for local guests

No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.

Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 10pm-7am each day.

Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.

Note that all guests are required to submit a $200 security hold on a credit card in case of incidentals that is released 3-5 days post check out or may choose a $39.99 non-refundable damage waiver.

    Lots of problems. When we first got there, it was late at night. The alley in the back is very narrow and you literally have to pull into the backyard through another very narrow space. This made it a little challenging since we were driving a van. Next, the back yard was extremely dark. I had to get my phone flashlight out to see anything. We walked around to the front of the house to unlock the door and go in. We found a couple of lights to turn on in the house. Then we went to the back sliding door so we could bring our belongings in from the van. There were a couple of different light switches that looked like they should control a backyard light, but this switches didn’t seem to control anything. We stepped out onto a wood porch and walked down several steps to the yard where we parked. The steps and a couple of boards on the porch were uneven, so we had to be careful bringing up the luggage in the dark. One of the bedsheets looked dirty (sofabed/futon), so I put it in the washer before we went to sleep. In the morning, we started noticing tiny little ants all over the place…basement bathroom, basement walls (even near the bed), kitchen counter, living room on and near the sofabed/futon where my son was sleeping. My husband and I slept in the basement and I had to kill or flick off ants from the bed multiple times. There is definitely an ant problem that is not being managed well. There were a few other bugs in the basement as well, but most noticeably the ants. Also, in the morning, we went to use the toaster because we bought toaster strudels to eat for breakfast, but the toaster didn’t work. We had nothing else for breakfast. We noticed the kitchen sink was dirty, so we ran the water, but the sink filled up with water and didn’t drain. We flipped a switch to run the garbage disposal to see if that helped the water drain, but the garbage disposal didn’t work. The water slowly drained but the stuff that was in the sink making it dirty wouldn’t go down the sink because the garbage disposal wasn’t working. At that point I messaged CozySuites documenting my concerns. They asked for photos. So I went around taking videos to show moving bugs in multiple places, the toaster not working, kitchen sink not draining and garbage disposal not working. I sent them via email per their request. That took some time because I had to send each video separately. By now, my family and I were sightseeing in DC, so I was only periodically checking my email. When I had a moment to check and see what the response was to the videos, I had a reply email telling me the videos didn’t come through. They gave me a phone number I could text them to which I did around 2:00pm. I hadn’t heard anything by 3:00pm, so I sent an email to ask if they received the videos. I didn’t get a response. At 6:30pm, I sent a text to ask if they received the videos and they responded pretty quickly that they did receive them. I asked what was being done with no response. At 11:20pm, I sent an email stating I haven’t heard any updates from them. I sent a text again at midnight. They responded about 20 mins later that they would check with the team. In the meantime they had responded to my email that they would send out a handyman the next day and asked what time would be best for us. I said we would be out of the property from 12noon- 6pm for certain. I also had to ask about a dehumidifier that was in the basement which was full and were told we should dump the bucket from the dehumidifier so it could run again. We had to do that once each day. Around 7:30pm, I messaged to ask what had been done by the handyman. They said they would find out and let me know. We got back to the property and there were still ants, which I understand can’t normally be gotten rid of immediately, but it didn’t look like anything was done…no ant traps or a note about anything being sprayed. The toaster was still broken…no replacement brought in. There is a Target here within walking distance and they have a toaster for less than $15…seems like a simple and cheap fix, so I don’t understand why that can’t be taken care of. Fortunately, they did get the garbage disposal working so the sink was now properly draining. We definitely would have been better off paying less money for a nicer hotel in the area. Cozy Suites offered a $150 refund which we accepted, but I do not believe it remediated what we experienced during our stay.
