Please note this is a small house with 3 bedrooms, 1 bathroom, 1 blended living/dining area & 2 decks which boast some of the best views in Mount Martha.

Perched above the quiet, ever-changing waters of Port Phillip Bay, "The Peak of Mt Martha" is your cosy winter sanctuary. Thoughtfully styled with modern comfort and warmth in mind, this cliffside retreat invites you to slow down, soak in the views, and embrace the peaceful rhythms of the season.

Kindly Note: Reaching The Peak of Mt Martha involves a steep dirt track. While it may require extra care, especially in winter, the elevated views and peaceful setting make it all worthwhile — this is a retreat you’ll want to return to, season after season.

House Rules (Important, please read)

To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following:

1. Every group must sign a booking agreement provided by Lively Properties.
2. The maximum amount of guests allowed on the property strictly at any time during the day or night is 6 .
3. According to local laws, all outdoor areas, including decks, balconies, spas, and pools, are off-limits after 10 PM on weekdays and 11 PM on weekends.
4. No parties or unapproved gatherings are allowed at any time.
5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.
6. Strictly no "schoolies", hens or bucks bookings. Please adhere to this policy.
7. No bookings from groups under the age of 28.
8. Smoking is prohibited both inside and outside the property.
9. A security deposit via credit card pre-authorisation is required for non-Airbnb bookings, released 3 days post-checkout.
