Details

This is a beautiful, family and dog-friendly chalet on wonderfully pristine Cub Lake between Kalkaska and Grayling. The home features a huge multi-level deck with lakeview and a new year-round spa / hot tub on the deck with a view of the lake. Also includes private lakefront with a dock, raft, bonfire ring with chairs, 4 kayaks, 3 paddleboards, a canoe, and a pedal boat! Works both as a great family or small group vacation home as well as a wonderfully romantic getaway for couples!

In summary, this is a family-friendly property in a very quiet and family-friendly neighborhood. It is meant for QUIET enjoyment of the home and its environment. If you are looking for a place to party and/or you anticipate being loud during your stay, we kindly ask that you book elsewhere.

Inside, the home is filled with beautiful original artwork created by the property owner. The chalet has 4 bedrooms, 2 bathrooms, and sleeps up to 10 people. (We only permit a maximum of 6 adults though.) Three of the bedrooms have queen-size beds and the largest of the 4 bedrooms is set-up with 3 twin-size beds. One of the bedrooms is on the first floor and the other 3 bedrooms are on the second floor. There is a bathroom on each floor.

The cottage does not have air-conditioning, but all of the bedrooms have fans in them. The cottage has a nice cozy living room with a large flat-screen television and a wood fireplace. There is a cute kitchen which is fully stocked with a good supply of cooking and dining utensils, which are all available for guests to use. There is a small laundry area with a top load washer and dryer near the kitchen. The cottage also has a cute dining area (next to the kitchen and living room), with a dining table and seating for 6 people. The vacation home is beautifully designed around Cub Lake, with the living room, dining room, and two of the four bedrooms all having views of the lake. Two of the cottage's bedrooms open up to a lovely second floor balcony that has a wonderful view of Cub Lake.

The home also has super-fast high-speed Wi-Fi from Spectrum with up to 1000 Mbps speed! There are 5 televisions in the home, with each bedroom having its own television. All of the televisions are equipped with live-streaming from Roku that includes Hulu live-streaming, Pureflix, Netflix, and Disney+. The home has its own well for water, but it does have a water softener that softens all of the water.

Outside, the home has a huge multi-level deck with a nice view of Cub Lake and lots of seating and space for outdoor dining. There is a GORGEOUS NEW 4-PERSON HOT TUB / SPA on the deck that has its own view of the lake and is available for use year-round. There is also a gas grill and a picnic table on the deck.

Cub Lake is a "no wake lake". Pontoon boats and small fishing boats are allowed, but other motorized boats are not. Jet skis are explicitly prohibited. This makes the lake particularly great for kayaking and paddleboarding! As previously mentioned, the chalet has its own private lakefront with a dock, raft, 4 kayaks, 3 paddleboards, a canoe, and a pedal boat, all of which are available for guests to use! Guests are also very welcome to bring their own pontoon boat and/or non-motorized watercraft and use the property's boat dock for mooring.

Cub Lake is great for kayaking and canoeing and there are also bass, bluegill, and perch in the lake for fishing. There is also a very nice fire ring with chairs on the private beach for having bonfires and s'mores on the beach. In the winter, Cub Hill is great for sledding with kids and adults being able to sled from the deck down to Cub Lake on the hill. Please note that sledding at the property can be quite dangerous though, so please follow the rules for sledding that are included with this listing.

NEIGHBORHOOD:

In summary, this is a family-friendly property in a very quiet and family-friendly neighborhood. It is meant for QUIET enjoyment of the home and its environment. If you are looking for a place to party and/or you anticipate being loud during your stay, we kindly ask that you book elsewhere.

The neighborhood consists primarily of homes on Cub Lake and nearby Bear Lake. Most of the homes are second homes / vacation homes, but some of them are occupied year-round, mostly by retirees. The neighborhood is very quiet and peaceful.

There is a restaurant on M72 less than 2 miles from the chalet. There is also a Marathon gas station, a Dollar General, and a church (Bear Lake Christian Church) on M72 less than 2 miles from the chalet.

Downtown Kalkaska is about a 15-minute drive west from the chalet. Downtown Grayling is about a 20-minute drive to the east from the chalet. We would highly recommend downtown Grayling as it has a cute downtown with some good restaurants, a very nice microbrewery (Paddle Hard Brewing Company), several cute shops, a historic movie theater (The Rialto Theater), and the Au Sable River winds through the downtown area and there is a nice park on the river.

The general area is famous for snowmobiling, fishing, hiking, riding ORVs, and exploring nature. There are excellent snowmobiling, ORV, and hiking trails nearby. The Cub Hill Chalet truly provides a wonderful family, group, or couples getaway to the natural beauty of northern Michigan!

Please make certain that you comply with all location ordinances! In particular, please comply with the following:

* CUB LAKE BOATING ORDINANCE Cub Lake is a "no wake" lake. As such, motorized watercraft is prohibited except for slowly trolling for fishing using a fishing boat and motor and slowly riding around the lake on a pontoon boat. Jet skis are explicitly prohibited.

* FIREWORKS ORDINANCE: Fireworks are only allowed on specific limited dates. The details are specified in the local ordinance. Basically, fireworks are only permitted on the 4th of July and New Year's.

* BONFIRES: Small bonfires are permitted depending upon weather conditions. Please check the state map on the Michigan DNR's website to see if bonfires are presently allowed or not.

* NOISE ORDINANCE: Please follow the following local noise ordinance:

BEAR LAKE TOWNSHIP

Ordinance No. 1 of 2020

AN ORDINANCE PURSUANT TO ACT 246 OF THE PUBLIC ACTS OF 1945,
AS AMENDED, TO PROHIBIT ANY LOUD NOISE OR SOUND THAT
ENDANGERS OR INJURES THE PUBLIC HEALTH, SAFETY, AND WELFARE
OF THE RESIDENTS AND VISITORS TO BEAR LAKE TOWNSHIP AND TO
PROVIDE PENALTIES FOR VIOLATIONS OF THE ORDINANCE.
THE TOWNSHIP OF BEAR LAKE ORDAINS:

Section 1. Title.

This Ordinance shall be known as the Bear Lake Township Noise Ordinance.

Section 2. Purpose.

The Bear Lake Township Board hereby finds that noise because of its volume,
frequency, or shrillness can unreasonably annoy, disturb, injure or endanger the
comfort, repose, health, peace or safety of residents and visitors of the Township.
Therefore, the purposes of this Ordinance are to protect and promote the public health,
safety, and welfare of the residents and visitors of the Township by prohibit any loud
noise or sound that disturbs the quiet, comfort or repose of a reasonable person of
normal sensitivities.

Section 3. Definitions. As used in this Ordinance,

“Boat” means every description of water craft used or capable of being used as a
means of transportation on water, including personal water craft and non-motorized
boats such as a canoes, rowboats, and rafts. Boat, however, does not include an air
mattress, paddle board, paddle boat, boogie board, or similar device used by one (1) or
two (2) persons for floating or paddling.
"Motor vehicle" means any wheeled vehicle in, upon, or by which any person or
property is or may be transported or drawn upon a highway and which is designed to be
self-propelled.
“Person” means an individual, firm, corporation, association, partnership, limited liability
company, or other legal entity.

Section 4. Prohibited Activities.

No person shall cause or create and no person shall knowingly allow another person to
cause or create on property that is owned or legally occupied by that person any loud
noise or sound that annoys, disturbs, injures or endangers the comfort, repose, health,
peace or safety of any reasonable person of normal sensitivities, including but not
limited to:

(a). Playing or using a radio, phonograph, compact disc player, tape player,
television, musical instrument, sound amplifier, or other electronic or mechanical
sound-producing device in such a manner or with such volume that it
unreasonably annoys, disturbs, injures or endangers the comfort, repose, health,
peace or safety of any reasonable person of normal sensitivities.
(b). Yelling, shouting, hooting, singing, or sounding or using any horn, siren, whistle
or bell, or making other noise that because of its volume, frequency, or shrillness
unreasonably annoys, disturbs, injures or endangers the comfort, repose, health,
peace or safety of any reasonable person of normal sensitivities.
(c). Sounding or using any horn, siren, whistle, bell or other warning device on a boat
or motor vehicle in a manner that unreasonably annoys, disturbs, injures or
endangers the comfort, repose, health, peace or safety of any reasonable person
of normal sensitivities, unless the sounding or use of such horn, siren, whistle,
bell or other warning device and the manner of such sounding or use is
authorized by the state motor vehicle code or other state law.
(d). Revving up the engine of a motor vehicle; the engine of other vehicles, including
but not limited to snowmobiles, all-terrain vehicles, and off-road motorcycles; and
the engine of power equipment, including but not limited to generators and
compressors, in such a manner or with such volume or frequency or at such time
of the day that it unreasonably annoys, disturbs, injures or endangers the
comfort, repose, health, peace or safety of any reasonable person of normal
sensitivities.
(e). Allowing animals under the control of the property owner or under the control of
the person legally entitled to possess the property to bark, howl, crow, or make
other noises that are common to their species which, due to its volume,
frequency, or shrillness unreasonably annoys, disturbs, injures, or endangers the
comfort, repose, health, peace, or safety of any reasonable person of normal
sensitivities. This subsection, however, shall not apply to farm animals subject to
the Michigan Right to Farm Act, MCL 286.471, et seq, as amended, and kept in
compliance with all applicable Generally Accepted Agricultural Management
Practices (GAAMPs).
(f). Erecting (including excavating), demolishing, altering, or repairing any building or
structure after 10 p.m. and before 7 a.m. the following morning, when such
activity results in the creation of loud noise that because of its volume or
frequency unreasonably annoys, disturbs, injures or endangers the comfort,
repose, health, peace or safety of any reasonable person of normal sensitivities.

Section 5. Exempt Activities.

Section 4 shall not apply to any loud noise or sound generated in connection with
parades, musical productions or events authorized by Bear Lake Township, the local
school district, or a civic or community organization and shall not apply to loud noise or
sound, including the operation of amplified sound systems, generated by the Bear Lake
Township fire department or any police or fire official when used to disseminate official
information or to provide official warnings.

Section 6. Violations and Penalties.

(a). Any person who violates any provision of this Ordinance shall be responsible for
a municipal civil infraction as defined in Public Act 12 of 1994, amending Public
Act 236 of 1961, and shall be subject to the following fines:
(1). For a first offense, the offender shall pay a fine of One Hundred and
00/100 ($100.00) Dollars.
(2). For a second offense within two (2) years of the date on which the
person was found responsible for the first violation, the offender shall pay
a fine of Two Hundred Fifty and 00/100 ($250.00) Dollars.
(3). For a third or subsequent offense within two (2) years of the date
on which the person was found responsible for the first violation, the
offender shall pay a fine of Five Hundred and 00/100 ($500.00) Dollars.
(b). Each day this Ordinance is violated shall be considered a separate violation.

Section 7. Enforcement Officials.

The Township Supervisor, Zoning Administrator, and deputies of the Kalkaska County
Sheriff are hereby designated as the authorized officials to issue municipal civil
infraction citations directing alleged violators of this Ordinance to appear in court.

Section 8. Nuisance Per Se.

A violation of this Ordinance is hereby declared to be a nuisance per se and is declared
to be offensive to the public health, safety and welfare.

Section 9. Separate Court Action.

In addition to enforcing this Ordinance through the use of a municipal civil infraction
proceeding or a criminal prosecution, the Township may initiate proceedings in the
Circuit Court to abate or eliminate the nuisance per se or any other violation of this
Ordinance.

Section 10. Validity.

If any section, provision or clause of this Ordinance or the application thereof to any
person or circumstances is held invalid, such invalidity shall not effect any remaining

portions or application of this Ordinance, which can be given effect without the invalid
portion or application.

Section 11. Effective Date.

This Ordinance shall become effective thirty (30) days after being published in a
newspaper of general circulation within the Township.
